Terms & Conditions

  1. TO MAKE A BOOKING.  Please check our website or email us to check the property is available on the dates you require.

  2. CONFIRMING YOUR BOOKING. A 30% deposit of is required to confirm your booking.  If however you are booking within 8 weeks of your stay, payment in full is required when confirming your holiday.   Your booking is made as a consumer and you accept that we cannot be liable for any business losses you may incur.  You must be over 18 years of age at the time of making your booking.

  3. HOLIDAY COST. The prices quoted are in £ sterling and for the number of days stated.  Prices are subject to change at any time, however once we have confirmed your booking the price will not be altered.  Electric, bed linen and towels are included in the price.

  4. BALANCE PAYMENT. The balance of your holiday is due at least 8 weeks prior to holiday commencement.  This can be paid by forwarding a cheque, bank transfer or PayPal.

  5. SHORT BREAKS. We offer a three night minimum stay, however, we are flexible.  Please email us with any requirement.

  6. OCCUPANCY.  The property sleeps up to  6, this includes children.

  7. EQUIPMENT BREAKDOWN. All equipment is checked prior to your arrival to ensure everything is in working order, however just like at home, equipment can break down at any time.  Please report any break downs immediately us.  We will endeavour to fix the problem as soon as we are able to.  We will not be able to offer compensation for any break-downs or faulty equipment.

  8. WI-FI.  We offer complimentary Wi-Fi at Brambly Hedge.

  9. INSPECTIONS/EMERGENCY REPAIRS.  We may require access to the property during your stay to carry out inspections/emergency repairs etc.  In all cases we will endeavour to inform you prior to your arrival.

  10. SECURITY DEPOSIT. A security deposit of £250.00 is required on all stays.  This is refunded once the property has been cleaned and checked.

  11. TRAVEL COTS / HIGH CHAIR.  There is one travel cot and one highchair available for guests’ use.

  12. TOWELS.  Towels are provided and will be changed weekly.

  13. SMOKING.  Smoking is strictly prohibited at Brambly Hedge.

  14. KEY COLLECTION.  The property is available from 4.00pm on day of arrival and must be vacated by 10.00am on day of departure, unless agreed otherwise.  Keys will be available in the coded key box located on the outside of the property, codes are changed for each new occupant.

  15. CARE OF BRAMBLY HEDGE. The property is lovingly cared for and we ask that you treat it with respect and leave it clean and tidy.  Please report any damage/breakages to us on or before departure in order for us to fix/replace these prior to the next guests arrival.  Damage/breakages caused through neglect may be charged for, in this case we will contact you within 72 hours of departure.

  16. CANCELLATION.  If you cancel your holiday prior to 8 weeks before the arrival date the full deposit will be refunded.   Cancellations within 6 weeks will not be refunded.  We recommend you take out a suitable holiday and travel insurance to cover your holiday.

  17. UNFORSEEN CIRCUMSTANCES BEYOND OUR CONTROL.  Compensation payments will not apply where we cannot fulfil our obligations due to circumstances beyond our control.  This would mean any event the owners cannot foresee with all due care, eg riots, war or threat of war, terrorist activity, civil strife, natural or nuclear disaster, industrial dispute, adverse weather conditions, fire epidemic or health risk and similar factors beyond our control.

  18. COVID-19. We will provide a full refund to a booking if a national OR local lockdown OR movement OR gathering of personnel restriction (specific to the region of Brambly Hedge, Field Broughton, Grange-Over-Sands, Cumbria, LA11 6HR) is in place that specifically prevents the use of Brambly Hedge by Public Health England or wider Government advice.  A cancellation must be made within 14 days of the national OR local lockdown OR movement OR gathering of personnel restriction being implemented.  This 14 day period is to give booked guests sufficient time to decide whether their booking is within the confines of the lockdown/restriction criteria and to afford them the time to amend or cancel their booking IF required.  After 14 days of a notification of a lockdown/restriction being announced it is assumed that booked guests have considered the lockdown/restriction criteria and have decided there is no need to cancel/amend their booking and instead that their booking will go ahead with no refund being offered unless the booking is cancelled 8 weeks prior to the arrival date (as per item 16).  In the event that a person making a booking is taken ill or is unable to travel for Covid-19 or other reasons specific to their home address we would only provide a refund as per the cancellation policy at Item 16.
